Hidden Costs When Building a New Home in Australia

 

Building a new home is one of the largest financial investments you’re likely to make. Unfortunately, the cost of building a new home cannot be narrowed down to an easily calculable price. However, by simply being aware of these hidden costs, you’ll ensure your budget doesn’t skyrocket out of control.


Soil and Contour Tests ($1,400-$2,000) 

Before giving you a fixed quote, we’ll need to conduct soil and contour tests on your property. The soil test involves surveyors drilling small holes to analyse the soil. And the contour test involves surveying the land to identify the slope of the property.


Site Costs ($10,000-$70,000 – averaging around $18,000)

This is the largest (and most variable) hidden cost you’re likely to incur. Your site cost is based on your soil and contour tests - the worse the soil and larger the slope, the higher the site costs.

Costs will also be higher if: accessing the site is difficult or lots of trees need to be removed. To ensure your site costs are manageable, discuss your cost expectations with our experienced team.


Flooring

Not all building quotes include the cost of flooring inside your home. The estimated cost of flooring may simply be based on a constructed house on the concrete slab. Your costs will vary depending on which style of flooring you choose (i.e. tiles, carpet, timber floors, etc.). To avoid paying more than you need to, discuss your flooring preference with our team to get an accurate quote.


Driveways

Many building quotes only include the cost of building the home. This means anything outside of the home (such as driveways) will incur an additional cost. Depending on your preferences and requirements, this could be relatively cheap or quite expensive.


Bushfire Attack Level (BAL)

If you’re planning to build in an area close to bushland or a national park, your property may have a BAL rating. If so, you’ll need to make necessary alterations to your home to ensure it is as safe as possible.


1: 100 Flood (Flood Prone Areas)

There will be extra costs involved if the area you’re planning to build in is prone to flooding. The reason behind this is, if a once in 100 years’ flood comes through the area, your house needs to be specifically designed to protect against the damage a major flood event may cause.


Land Registration

If the land you’re building on has not been subdivided and registered, you’ll incur extra costs to connect amenities such as electricity, plumbing, and sewerage.


Wheelie Bins

You may need to purchase your wheelie bins from your local council for rubbish collection. These can cost roughly $600; however, for an accurate figure, contact your local council.

Building on a sloping block can be quite an intimidating prospect. While there are significant challenges, the rewards far outweigh the downsides. If you’re planning to build on a sloping block, keep the following five points in mind.


Slope

Which way does your block slope? Does its slope rise from the road, or fall from it? Does it slope from the left or right? You should consider these questions, as your home’s design will be dictated by the slope.
For example, if your block slopes up from the road, the best solution may be to have the garage underneath your home, and living areas open out at ground level in the back. However, if the block slopes down from the road, building a split level which follows the slope down (and positioning a mancave or laundry room in the back) will be more beneficial.


Orientation

Orientation is an important consideration when taking advantage of solar efficiencies and fantastic views. If you have a north-facing block, main living areas can face north. However, if your block faces south, the views and orientation can be in conflict, so you’ll need to compromise.

Difference Between North, South, East, and West Facing Homes

When planning on building a property, we often think that it's all about location, location, location... And although this may still hold true, for a while now, there has been an element of the home that appeals to the modern buyer. Today, it's about location and ORIENTATION.

 

Orientation is the positioning of the structure in relation to seasonal variations in the sun’s path as well as prevailing wind patterns. It is basically the direction a home faces. NORTH-FACING

Everywhere in Australia, North or North-East facing homes are the most desirable. They are generally ideal in climates requiring winter heat. During winter, the sun shines downward at a 32-degree angle which means that North-facing homes receive more solar radiation than in summer when the angle of the sun is 67 degrees.
